CONDITIONS OF APPROVAL <br /> MS-98-17 <br /> Butler <br /> Minor Subdivision Application No. MS-98-17 was approved by the San Joaquin County <br /> Community Development Department on June 10, 1998. The effective date of approval is June <br /> 20, 1998. This tentative map approval will expire on June 19, 2001, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) <br /> a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3144) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured 20 feet back from <br /> the front lot line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 2 acres. (Development Title Sections <br /> 9-310.3 and 9-1120.4) <br /> b. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed minimum 25-foot-wide private easement for access to Parcels 1 and 2, <br /> as shown on the approved tentative map, shall be shown on the Parcel Map. A <br /> minimum 50-foot-wide access fee strip for Parcel 4 is required between Parcels 2 <br /> and 3, as shown on the approved tentative map. (Development Title Section 9- <br /> 1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> A. At the time of development of each parcel, the entire length of the private <br /> right-of-way for each parcel shall be constructed and maintained to the <br /> standards required by Section 10.207 of the Uniform Fire Code and <br /> applicable San Joaquin County Improvement Standards. (Development <br /> Title Section 9-1150.15[c]) <br /> C. DEVELOPMENT REQUIREMENTS: The following development requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) The following note shall be placed on the Parcel Map and also shall be recorded as a <br /> separate instrument (Development Title Section 9-1135.): <br /> A.
