SOIL SUITABILITY STUDY <br /> Introduction <br /> �I <br /> Live Oak Geo Environmental, Inc (Live Oak) was contracted by Aaron Kidder of Kidder <br /> Winery to conduct a Soil Suitability Study and Nitrate Loading Study for the for the <br /> Kidder Winery located at 17266 North Hillside Drive, Lodi, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> The proposed project is a small winery to be built in two phases. Phase 1 involves <br /> converting a 3,050 square foot agricultural building into a wine barrel storage building <br /> with a 200 square foot wine tasting area. Phase 2 involves the construction of a new <br /> 1,000 square foot wine tasting room. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 053-240-05. The parcel is 10.01 <br /> acres in size. The County Site Approval Application Number is PA-1000007. The Site <br /> is currently a vineyard with a residence, an agricultural accessory building, and a small <br /> �2 3> storage building (Plate 2). One water well serves the residence and vineyard. A recent 3�i ) <br /> aerial photograph of the property is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 95 feet above mean sea level. The Site topography is flat (Plate <br /> 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AL-10, limited agriculture <br /> with a minimum parcel size of 10 acres. This zoning designation "is intended to <br /> recognize and preserve areas that contain existing concentrations of small-scale <br /> agricultural operations and dwellings." <br /> LOGE1005 Page 1 <br />
