CONDITIONS OF APPROVAL <br /> PA-0600023 <br /> Blomberg <br /> Minor Subdivision Application No. PA-0600023 was approved by the San Joaquin County <br /> Community Development Department on May 26, 2006. The effective date of approval is June 5, <br /> 2006. This tentative map approval will expire on June 4, 2009, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Karla Kuhl, 468-3103) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map <br /> dated January 13, 2006. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared <br /> to accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet. (Development Title Section 9-610.4) <br /> (2) Parcel 1 shall be between two(2)net acres and five(5)gross acres in size. (Development Title <br /> Section 9-010.3[aj) <br /> d. SETBACKS: The existing residence on Parcel 1 shall be setback a minimum of 30 feet from the <br /> southern property line(Development Title Section, 9-610.2). <br /> e. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the <br /> instrument number of said recorded notice, stating that: <br /> (1) The homesite shall not be transferred until (10 years from the date of approval)or <br /> upon the death of an owner owning at least fifty (50) percent interest in the homesite <br /> parcel, unless the homesite parcel and the remainder parcel are merged pursuant to the <br /> provisions of the Development Title <br /> (2) The property shown on the Parcel Map is restricted from further subdivisions for <br /> homesite purposes, except for financing only, by Section 9-610.3 of the San Joaquin <br /> County Development Title. <br /> Conditions of Approval 1 - PA-0600023 <br />
