The elevation is higher on the southwestern <br /> I portion of the property and grades to the northeast. <br /> L According to San Joaquin County Community Development Department, the Site is zoned AG-40, <br /> general agriculture. This zoning designation"is established to preserve agricultural lands for the <br /> continuation of commercial agriculture enterprises"(www.co.san-joaquin.ca.us, 2004).The minimum <br /> parcel size is 40 acres. <br /> 1.2 Proposed Development <br /> Quartaroli and Associates of Manteca, California,provided a preliminary parcel map showing the <br /> proposed lot division. The minor subdivision and lot line adjustment will take the current two <br /> parcels and split them into four parcels. Parcel 1 will be 10.27 acres,Parcel 2 will be 11.28 acres, <br /> Parcel 3 will be 11.27 and Parcel 4 will be 41.24 acres. Plate 1 indicates the proposed parcel <br /> Ldivisions. Currently the land is fallow,with a single <br /> family and a barn on the northeastern corner of the property.
