a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details including gates, on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884 <br /> b) APPROVED USE: This approval is to expand an existing pigeon farm in two phases as <br /> shown on the Plan dated November 11, 2001. Phase one shall be completed within 18 <br /> months of approval. Phase two shall be completed within 36 months of approval. (Use <br /> Type: Animal Raising, Small Animals.) <br /> i) Phase one shall consist of the following: <br /> (1) A 1,507 square foot pigeon loft. <br /> (2) A 3,014 square foot pigeon loft. <br /> (3) A 1,452 square foot pigeon loft. <br /> ii) Phase two shall consist of the following: <br /> (1) A 1,507 square foot loft. <br /> (2) Three 1,452 square foot pigeon lofts. <br /> (3) A 704 square foot pigeon loft. <br /> c) STORM DRAINAGE: Any additional stormwater drainage created by new improvements <br /> shall be retained on-site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. (Development Title Section 9-1135) <br /> d) ANIMAL REGULATIONS: The following animal regulations apply and shall be provided: <br /> i) All animal enclosures, including but not limited to pens, cages, and feed areas, shall <br /> be maintained free from litter, garbage, and excessive accumulation of manure, so as <br /> to discourage the proliferation of flies, other disease vectors, and offensive odors. <br /> Premises shall be maintained in a neat and sanitary manner. (Development Title <br /> Section 9-1045.4[b]) <br /> ii) Animals shall be kept or maintained a minimum distance of 100 feet from the nearest <br /> property line. (Development Title Table 9-1045.3) <br /> iii) No butchering of pigeons shall be permitted on site. <br /> iv) There shall be no commercial sale of pigeons on site. <br /> e) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or <br /> properties.(Development Title Section 9-1015.5[ej) <br />
