Hubbard Avenue, 513 feet north of <br /> Cherokee Road, east of Stockton. (Supervisorial District 2) <br /> PROPERTY OWNER: Church of God APPLICANT: Ima Oletateem <br /> ADDRESS: 3929 N. Hubbard Avenue, Stockton APN: 087-070-56 <br /> INFORMATION: <br /> The site is currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> The 100-Year Flood Elevation will be approximately 30-feet NGVD. <br /> Hubbard Avenue has an existing right-of-way width of 50 feet and a planned right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to fences,walls, <br /> private light standards, rocks,landscaping and cobbles are not allowed in the right-of-way.) (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. Remove all shrubbery encroaching into the public <br /> right-of-way. Plantings,excluding trees, shall extend no more than three (3) feet above edge of pavement <br /> within a fifteen(15)foot snipe of a commercial driveway. (Development Title Section 9-1145.5) <br />
