CONDITIONS OF APPROVAL <br /> SA-92-4 <br /> A & R RAILROAD MATERIALS, INC. <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> Approval will expire 18 months from the date of approval unless (1) <br /> all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for phase one only as described on the <br /> site plan submitted August 28, 1991. Phase one includes <br /> existing buildings A through G. Phase two, including <br /> proposed buildings H through L, is not approved. <br /> b. This approval includes the Cal Star Olive Packers <br /> Facility in Building B as described in the letter from <br /> Cal Star Olives received November 18, 1991 and as <br /> indicated on the Site Plan submitted August 28 , 1991. <br /> C. All mobilehomes a-d R.V. Is shall be removed from the <br /> property. <br /> d. Signa: <br /> Signs for this project shall meet the following <br /> standards: <br /> 1. One (1) free standing sign is permitted. The free <br /> standing sign shall not exceed thirty-two (32) feet <br /> in height and a maximum of eighty (80) square feet <br /> in sign area per face. No freestanding sign shall <br /> be placed closer than seventy-five (75) feet from <br /> any other freestanding sign. <br /> 2. All exterior signs shall pertain only to a <br /> permitted use or the sale or lease of a building or <br /> lot. In no case shall a sign project more than two <br />
