a. The equivalent of one foot candle of illumination <br /> shall be provided throughout the parking area. <br /> b. All lighting shall be on a time clock or photo- <br /> sensor system. <br /> C. All lighting shall be designed to confine direct <br /> rays to the premises, with no spillover beyond the <br /> property. <br /> d. Landscaping and screening <br /> 1. The east fence on the east side of building "g" on the <br /> site plan shall be relocated 1800 feet to the west. <br /> 2 . On the east and west property lines, place a six-foot- <br /> high decorative wall or fence, in combination with <br /> vines and tree planters. <br /> 3 . On the north and south property lines near buildings <br /> "e" "f" and "g" on the site plan place a six-foot-high <br /> decorative wall or fence, in combination with vines and <br /> tree planters. <br /> 4 . The following landscaping is required in the open auto <br /> employee parking areas: <br /> (a) A minimum five percent of the area must be <br /> landscaped. <br /> (b) one tree is required for each 10 parking stalls, <br /> or portion thereof. Trees must be selected from <br /> the County's Approved Tree List. <br /> (c) Planters which abut parking stalls shall be a <br /> minimum of five feet wide. A minimum 18-inch-wide <br /> paved strip shall be added to the adjacent parking <br /> stall to allow access to and from vehicles. <br /> 5. Details of the landscaping and irrigation plan shall be <br /> shown on the Improvement Plan. Landscaping details <br /> shall include a key showing the size, type, number, and <br /> spacing of all proposed plantings. Details of an <br /> automatic and timed sprinkler system, as well as any <br /> proposed manual watering system, shall be shown. All <br /> approved landscaping and sprinklers shall be in place <br /> prior to issuance of an occupancy permit. <br /> 6. All roof-mounted mechanical equipment, tanks, <br /> ventilating fans, or similar equipment shall be <br /> visually screened from view from adjacent properties <br /> and public rights-of-way at grade. The screens shall <br /> be architecturally compatible with the building or <br /> structure on which they occur. <br />
