ZR-01-2 OF DAVID & ELLEN SILVA (C/O
STEVEN MALCOUN)
Dear Jennifer:
As I indicated in the development committee meeting today, this applicant will
have to file a site plan application should the above general plan amendment and
rezoning be approved.
As a condition to the site plan application, the applicant has agreed to limit the
site to trailer parking. Furthermore, the applicant is prepared to have a recorded
development restriction recorded against the property that would preclude any other use
except for trailer parking until such time as public water and sewer are available at the
site. At the time public services become available at the site, my clients will pay the
appropriate costs to connect to these services.
As I explained, this is the current use of the property and it has been used as
such for over fifteen years. There is no need for sewer, water, or other public services
because the site is used for trailer storage. Employees drive their trucks from the yard
facilities on the east side of the Interstate-5, hook-up and drop-off the trailer. There is
no other work activity going on at this site.
Given the restricted use, we find no actual inconsistency with the County General
Plan.
Sincerely,
MAYALL, HURLEY, KNUTSE)N, SMITH & GREEN
Y
STEVEN A.
