A golf course and driving range may be conditionally permitted in <br /> the AG-40 zone subject to a Use Permit. <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Land Use: <br /> Approved Minor Subdivision Application No. MS-92-94 will create a homesite parcel at the east <br /> portion of this site if the parcel map is recorded. Development Services Condition of Approval No. <br /> 1(k) requires that a fence or protective barrier be constructed to keep golf balls from traveling <br /> onto the homesite parcel. <br /> Traffic/Parking: <br /> Access is provided by frontage on MacArthur Drive via a 25-foot-wide driveway. Initially, <br /> approximately 100 Average Daily Trips (ADT) are expected, and this could increase to 400 once <br /> the golf course is established. This is not expected to have a significant impact on MacArthur <br /> Drive. <br /> The applicant proposes 90 parking spaces. The Development Title requires 9 parking spaces per <br /> acre for a golf course, which would require a total of 864 parking spaces for this 96-acre project. <br /> However, the ordinance also allows for a modification when the requirements are excessive. <br /> Development Services will require 173 spaces based on the following calculations: <br /> • 18 holes with 8 golfers per hole = 144 spaces <br /> 20 tees on the driving range = 20 spaces <br /> 1200-square-foot snack bar with employees = 9 spaces <br /> TOTAL = 173 spaces <br /> Parking lot lighting is required as a condition of approval. Landscaping will be as required by <br /> ordinance. <br />
