Item No. 4 <br /> PC: 6-17-93 <br /> UP-93-7 <br /> Page 4 <br /> HAZARDS AND CONSTRAINTS: <br /> Flooding: <br /> This site is in the 100-year flood zone A-25 (elevation 20). Section 9-1605.12 of the Development <br /> Title requires all new construction of any structure in areas of special flood hazard to have the <br /> lowest floor, including the basement, elevated to at least one foot above the 100-year flood <br /> elevation. Therefore, the lowest floor of structures on this site must be elevated to 21 feet NGVD. <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> An Initial Study was prepared for this project on April 14, 1993, and no significant environmental impacts <br /> were identified. However, on April 29, 1993, a letter dated April 26, 1993, was received from the <br /> Department of Fish and Game that cited potentially significant impacts to Swainson's Hawk habitat. To <br /> mitigate this impact, the applicant is required to prepare a habitat management plan with the Department <br /> of Fish and Game and obtain a take permit pursuant to Fish and Game Code Section 2081. The Initial <br /> Study has been amended to include this finding of a potentially significant impact, the above mitigation <br /> measure, and a mitigation monitoring program. Implementing the monitoring program is a condition of <br /> approval. <br />
