V%101 \1.101 <br /> 24 May 2004 <br /> AGE-NC Project No.04-1162 <br /> Page 16 of 17 <br /> This assessment has revealed no evidence of recognized environmental conditions in connection <br /> with the property except: <br /> • The extended period of use of the subject property for at least 100 years for agricultural <br /> purposes provides the potential for the property to have been impacted by agricultural <br /> chemicals, such as herbicides, pesticides and fertilizers. However, AGE did not note any <br /> direct indications ofunusual or dangerous use of chemicals on the property,such as unusual <br /> staining, chemical wastes or container disposal on the site, chemical storage or dumping, <br /> spilled powders, discolored or stained soil or stressed vegetation. According the property <br /> owner,agricultural chemicals were not stored on the property and records appear to indicate <br /> that only minor herbicide spraying was performed on the northernmost Parcel 3 only. <br /> Therefore,AGE does not believe that agricultural chemicals have impacted soil and ground <br /> water on the property to hazardous levels unusual for an agricultural property in a long-time <br /> agricultural area. No adjacent water features were noted that might be affected by runoff <br /> from the subject property; the aqueduct and canal were protected from subject property <br /> runoff. <br /> There is no evidence from the site reconnaissance,the interview or the SJCACO records that <br /> agricultural chemicals have been applied out of compliance with federal,state or local laws. <br /> The only way to obtain a higher degree of certainty regarding the potential for agricultural <br /> chemical impact to the property would be with a sampling and laboratory analysis program, <br /> which does not appear to be warranted at this time. <br /> • If there is a pipeline extending across the northeast corner of the property or near the <br /> terminous of MacArthur Drive, there is a potential that there has been subsurface <br /> contamination from pipeline leaks; AGE has no direct evidence that subsurface <br /> contamination has occurred. <br /> • The LUST database list included one site within a %2-mile search radius of the subject <br /> property; this site, Country Mart Texaco, 34243 South Chrisman Road, adjacent to Parcel <br /> 2 to the east,was listed as a soil-only case closed in 1998.Based on the soil-only release and <br /> closed status,AGE found no indication from the EDR report or file review that this site was <br /> of environmental concern to the subject property. <br /> Advanced GeoEnvironmental.Inc. <br />
