F
municipal water and sewer utility hookups are available, consequently, the region has wells
on-site septic systems. A Soil Suitability Study will be required by EHD for this project.
in the text of this Report, bolded Section (§) numbers are referenced at the beginning of an
ppicable Section number, sentence, paragraph or Appendixes that correspond with the EHD
Requirements Checklist for Surface and Subsurface Contamination Reports.
2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE
§2.1 The region has been dryland farmed since the early 1900's. The area recently became irrigated
in the late 1980's and early 1990's. Agricultural production has occurred on, and in the vicinity of the
subject site since this time, primarily tree and vineyard production. The property currently is planted
in walnuts predominately in Parcel 1 and wine grapes in the Designated Remainder.
There are three structures or structural improvements on the property, which include a single
family residence, a shed and a barn. The septic system for the residence is on the south side of the
house. An irrigation wells is located near the eastern edge of the subject property. The domestic
well for the house is directly behind, or to the east of the house. From the 1970-1977 USDA aerial
photo, Mr. Olson's house and barn are noted, since the house and barn were built in the late 1950s.
As illustrated on the USDA Soil Map and the USGS Topographical Map,there is a creek
traversing northeast-to-southwest through Section 3, referenced as Coyote Creek. This is a natural
drainage course through the property.
3.0 IDENTIFICATION OF ALL PAST AND
CURRENT SOURCES OF CONTAMINATION
§3.1 The information to complete this report was obtained through direct observation during site
reconnaissance, government agency consultation, aerial photo survey, or through interviews with
Mr. Olson and Mr. Shoup. Mr. Olson has owned the subject property as the"Olson Ranch" for the
past 50 years. The previous owner of the Parcel is unknown.
§ 3.2, § 3.3 As evidenced by the attached photographs, the property contains an above ground
storage diesel storage tanks (AST)that provides fuel for the Olson Ranch. This tank is set on top
of a concrete slab, as noted in the photograph. This has prevented diesel from entering the
surrounding soil surface. Minimal staining from diesel spillage was observed.
The entire acreage was driven over and around to survey for evidence of surface and/or subsurface
contamination. No unusual containers were observed, nor was there evidence of solid, or liquid
waste disposal. The site was carefully inspected for environmental concerns originating from
discolored, disturbed/subsided soils, stressed vegetation or unusual/noxious odors. None of these
environmental indicators were present.
Page -3-
Chesney Consulting
