CONDITIONS OF APPROVAL <br /> MS-92-144 <br /> SHIVELY FAMILY TRUST <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235. 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> d. The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-five foot (251 ) wide right-of-way along the <br /> southerly property line of Parcel 1. (A $200. 00 fee <br /> currently is required for processing per Planning Title <br /> Section 9-10502 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for <br /> dedication. (Planning Title Section 9-9380 , 9-9204) <br /> e. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> f. Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207, San <br /> Joaquin County Standards F-la, F-lb, and F-lc and the <br /> Clements Fire District prior to issuance of the building <br /> permit.
