INTRODUCTION <br /> Our office has been retained by Mr. Jack Sievers to perform a soil suitability study for his property <br /> located at 26950 Mackville Rd, Clements, California. The purpose of this study is to determine the suitability <br /> of the property for septic tank usage in light of the proposed parcel split. This study was performed according <br /> to the requirements of Section 10100 of San Joaquin County Development Code and the Public Health Services <br /> section of the Conditions of Approval prepared for the subject property. This report presents the results of our <br /> study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG-40, for general agricultural use. The <br /> subject property consist of a 18.8 acre rectangular parcel. It is proposed to split off the southwest corner <br /> consisting of approximately 5.5 acres (Parcel 2). This parcel currently has a residence on it. The remaining 13.3 <br /> acres (Parcel 1) will be used for a future homesite (see Tentative Parcel Map in the Appendix). According to <br /> Mr. Sievers, the homesite for the proposed Parcel 1 will be located in the southeast corner of the property. <br /> There are no proposed changes, at this time, to the existing home or property that make up the proposed Parcel <br /> 2. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> The existing home on the subject property is approximately 14 years old. Other then the homesite the <br /> subject property is presently used as pasture. According to the present owners the property has been used as <br /> pasture for as far back as is known. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> The existing home is utilizing a on site sewage disposal(septic) system. The proposed homesite will also <br /> utilize an on site septic system. The existing home's septic system was recently replaced due to failure of the <br /> old system. It appears that the old system failed due to poor construction and inadequate number and depth <br /> of dry wells. The replacement system in not yet old enough to make an adequate assessment of its operation. <br />
