Skibo <br /> property located at 27570 North Mackville Road, Clements, California 95227. The <br /> planned development of this property consists of creating a five (5)acre homesite parcel, <br /> Parcel 1, within an existing forty(40)acres parcel. The present property owner, Mr. <br /> Kenneth A. Skibo, would then be able, in the future, to live on his property in the same <br /> manner as he presently does and also be able to retain the remaining thirty-five acres, <br /> Parcel 2, in its present natural condition or farm it for awhile and in the future be able to <br /> sell Parcel 2 in an undeveloped condition or a developed condition. The creation of the 5 <br /> acres within the existing forty(40)acres parcel is as shown on the attached Tentative <br /> Parcel Map. The newly created five(5) acres parcel,Parcel 1,and the remaining thirty- <br /> five(35) acres,Parcel 2, of the existing forty(40)acres parcel are a portion of the <br /> northeast quarter of Section 34,Township 5 North,Range 8 East,Mount Diablo Base and <br /> Meridian in San Joaquin County, California. <br /> Submitted for your review, consideration and approval is a study conducted to <br /> ascertain if there are any surface or subsurface contamination sources on the above <br /> described planned development and to determine the measures needed to mitigate any <br /> threat to the environment and human health. <br /> (11Introduction & Proposed Development Of The Subiect Property <br /> (1.1) Property Description: The existing forty(40)acres parcel presently contains two <br /> (2) residences, each with an existing tum-around, two (2) storage buildings, a pole <br /> bam, a pond and a domestic and an agricultural well, all as shown on the attached <br /> Tentative Parcel Map. A circular structure located westerly of the northerly <br /> residence and a chicken house located easterly of the northerly residence and a <br /> storage building located immediately north of the southerly residence also exist <br /> on the subject property but are not noted on the attached Tentative Parcel Map. <br /> Access to the existing residences and the improved portion of the existing forty <br /> (40)acres is by an east-west access road located at the southerly end of the <br /> existing forty(40) acres and connected to the easterly side of Mackville Road. <br /> The undeveloped 35 acres portion, Parcel 2, of the existing forty(40)acres parcel <br /> outside of the planned creation of a five acres home site parcel,Parcel 1,presently <br /> consists of natural grasses and trees.
