�.. *.01 <br /> Surface and Subsurface Contamination Report—APN: 009-110-04—To create a homesite parcel contain- <br /> ing five(5)acres within an existing forty(40)acres parcel leaving a thirty-five acres parcel,Parcel 2. <br /> natural state since 1999 as noted in the Environmental questionnaire filled in by <br /> the property owner and which is attached to and made an integral part of this <br /> / report. <br /> (11.2) Zoning <br /> The subject property of this report is presently zoned 2010 AG80 as shown on the <br /> attached San Joaquin County Community Development sheet entitled SEARCH <br /> RESULTS and is subject to the standards noted on the attached TABLE 9-610.2. <br /> Proposed Development: The planned development of this property consists of <br /> creating a homesite parcel containing five(5) acres,Parcel 1, within an existing <br /> 40 acres parcel. The property owner desires to create two(2)parcels to be in a <br /> position to continue to live on the 5-acre parcel as he has in the past and to be in a <br /> position to be able to sell the 35-acre parcel,Parcel 2, in an unimproved or <br /> improved condition in the future or continue to devote the 35-acre parcel to <br /> agricultural pursuit or leave it in its natural state in the future as has been done in <br /> the past. The creation of these two (2)parcels will be as shown on the attached <br /> Tentative Parcel Map. <br /> (2)Past.Present and Pronosed Future Uses Of The Project Site <br /> (2.1) Past And Present Uses Of The Subject Property: The only portion of the subject <br /> property that has been developed to the present time are the two residential sites in the <br /> southern half of the existing forty(40)acres parcel as shown on the attached Tentative <br /> Parcel Map. As stated in the Environmental Questionnaire filled-in by the property � <br /> owner, which is attached to and made integral part of this report,the remaining portion of <br /> the existing forty(40) acres parcel that does not contain the two residences has been <br /> maintained in an irrigated natural grasses state for the last five (5)years. Before 1999 the <br /> land was devoted to agricultural pursuit. Irrigation is provided by an agricultural well <br /> located about midway and immediately adjacent to the east-west property boundary line. <br /> Access to the subject property is by an east-west access road at the south end of <br /> the existing forty (40)acres parcel connected to the east side of Macville Road. <br /> (2.2)Future Uses Of The Subiect Property: There are no immediate plans to develop <br /> the thirty-five (35)acres parcel, Parcel 2. However, as mentioned under Subiect above of <br /> this report,the property owner wishes to be in a position to sell the entire newly created <br /> thirty-five(35)acres parcel,Parcel 2, in either a developed or an undeveloped state in the <br /> future. <br /> (3)Identification Of All Past And Current Sources Of Contamination <br /> z/ (3.1)Method Of Research: The methods used to research,investigate and to know the <br /> potential above and below ground sources of contamination at the project site has been a <br /> site reconnaissance and survey, research and study of San Joaquin County Assessor, <br /> Recorder,Environmental Health Department, and the Agricultural Commissioner's <br /> Office records. <br /> K"noth A Rkihn 9757n Nnrth Markvillr Rnnd ripmentc Cnlifnrnia Q9777 7 <br />
