SOIL SUITABILITY STUDY
Introduction
Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Gerard and Marilyn Eger
to conduct a Soil Suitability Study for their property located at 29000 North Mackville
Road, Clements, California (Plate 1).
The Soil Suitability Study was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of
Section 9-1105.2(d) of the San Joaquin County Development code.
The formatting of the report has been designed to follow the recommendations of the
San Joaquin County Environmental Health Department as described in its Soil
Suitability Study Requirements Checklist.
Proposed Development
The proposed project is a minor subdivision to split the Site into one five-acre homesite L
parcel, one 72-acre parcel, one 81-acre parcel, one 82-acre parcel, and an 82-acre
designated remainder (Plate 2). No change in Site uses is anticipated.
Site Description
The Site, Assessor's Parcel Numbers (APNs) 009-180-07 and -08, is approximately 322
acres in size. The County project application number is PA-1100215. The Site consists
of hilly grazing land with a 46-acre olive orchard. Two lakes, a house, two former
chicken ranch buildings, a shop, a domestic well, and an irrigation well are also located
on the Site. A recent aerial photograph of the Site is included as Plate 3.
The elevation of the Site, according to a United States Geological Survey topographic
map, is approximately 190 to 270 feet above mean sea level (Plate 4). The Site
topography consists of rolling hills.
The San Joaquin County Community Development Department web site states that the
Site is zoned AG-80, general agriculture with a minimum parcel size of 80 acres. This
zoning designation "is established to preserve agricultural lands for the continuation of
commercial agricultural enterprises."
Past Uses of the Site
Based on historical aerial photographs reviewed, the Site has been grazing land since (Z ,
1937 or earlier. A chicken ranch was present on the Site in the 1970s. An olive orchard
was recently planted on a portion of the Site.
LOGE 1126 Page 1
