CONDITIONS OF APPROVAL <br /> UP-99-26 <br /> Schwartz Family Trust <br /> Use Permit Application No. UP-99-26 was approved by the San Joaquin County Planning <br /> Commission on February 17, 2000. The effective date of approval is February 27, 2000. This <br /> approval will expire on August 28, 2001, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Kai Luoma,468-9567) <br /> (a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT' and an <br /> "APPLICATION—MOBILE HOME PERMIT." The Site Plan required as a part of the building permits <br /> must be prepared by a registered civil engineeror licensed architect. This Plan must show drainage, <br /> driveway access details(including gates),on-site parking, landscaping,signs, existing and proposed <br /> utility services,and grading(refer to the"SITE PLAN CHECK LIST"for details). A fee is required for <br /> the Site Plan review. (Development Title Section 9-884) <br /> (b) APPROVED USE: This approval is for a heavy construction service yard to include a 3,500-square- <br /> foot shop,an 800-sq uare-foot office trailer,and a 480-square-footcaretaker's residence as shown on <br /> the Plan submitted December 20, 1999. The project is to be established in two phases over five <br /> years. <br /> (1) Phase 1 includes the construction of the shop, office trailer, caretaker's residence, and <br /> equipment storage on the southern 160 feet of the property. <br /> (2) Phase 2 will include an expansion of the outside equipment storage area into the northern 115 <br /> feet of the property. This phase will expire five (5) years from the effective date of approval <br /> unless all Conditions of Approval have been complied with, all necessary building permits have <br /> been issued and remain in force, and all necessary permits from other agencies have been <br /> issued and remain in force. <br /> (c) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> (d) STORM DRAINAGE: Storm water drainage shall be retained on the site, or alternative drainage <br /> shall be provided. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan.
