(e) SETBACKS: The following setbacks apply: <br /> (1) Structures shall be set back a minimum of thirty (30) feet from the front property line along <br /> Madruga Road. (DevelopmentTitle Section 9510.5) <br /> (2) Structures shall be set back a minimum of ten (10) feet from the access easement along the <br /> south property line. (DevelopmentTitle Section 9-510.5) <br /> (f) PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and <br /> truck)shall be surfaced and permanently maintained with base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper <br /> guards shall be provided where necessary to protect adjacent structures or properties. All other <br /> areas that are used for veh icu lar traffic shall be surfaced and permanently maintainedwith a chip <br /> seal. Aggregate base maybe used for trailer storage areas. <br /> (2) A minimum of eight (8) parking spaces shall be provided, including one (1) van accessible <br /> space,as shown on the Plan dated December 20, 1999. <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (DevelopmentTitle Section 9-1015.5[b]) <br /> (4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> (5) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (DevelopmentTitle Section 9-1015.7) <br /> (g) ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles. (DevelopmentTitle Section 9-1015.5[h]) <br /> (h) LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed <br /> according to the standards set forth in Section 9-1015.5 of the DevelopmentTitle. <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) <br /> (i) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum, a ten (10) foot wide planting <br /> strip is required along adjacent streets. The strip shall be continuous except where crossed by <br /> driveways and walkways(DevelopmentTitle Section 9-1020.8). The ten (10)foot wide planting <br /> strip along State Route 120 frontage may be deferred until Phase 2 is established. <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> Conditions of Approval -2 - UP-99-26 <br />
