CONDITIONS OF APPROVAL MS-92-92 H.R. GULMON, T.F. GULMON & G.J. WEAVER Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEPARTMENT OF PUBLIC WORKS: a. A Parcel Map is required. (Planning Title Section 9- 9112) b. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. (The fee currently is $2 , 181. 00 per single family dwelling unit in the Escalon area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. ) (Resolution R-90-304 , R-91-1025) C. Dedication to result in a 25-foot wide right-of-way from the centerline of Magnolia Road to the property line shall be required across the frontage of APN 229-080-21. (Planning Title Section 9-9430, 9-9431) d. The frontage improvements for Magnolia Avenue shall be constructed in conformance to with the standards for one- half of a 50-foot right-of-way rural road. The construction of the frontage improvements will be deferred, upon execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior to approval of the Parcel Map. (A $250. 00 fee currently is required for processing per Planning Title Section 9-10502 in addition to a copy of the Grant Deed, legal description of Parcel 1 and an estimate. The estimate and legal description shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Public Works Department and submitted to the Public Works Department for approval.
