Conditions of Approval MS-92-92 Page 2 e. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9-9184) f. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. (Subdivision Map Act Section 66411. 1) 2 . PUBLIC HEALTH SERVICES: a. A soil suitability study as required by Section 10100 of the San Joaquin County Development Code must be performed prior to recordation of the Parcel Map indicating that the area is suitable for septic tank usage. b. The existing private water wells shall be tested for the chemical Dibromochloropropane (DBCP) , nitrates and E.D.B. prior to recordation of the Parcel Map. Samples are to be taken and run by a State-approved lab. C. The well must be repaired under permit and inspection by the Environmental Health Division as follows: Install double backflow prevention valves on irrigation well pump discharge, or re-plumb pump discharge over top of standpipe to allow an air gap twice the diameter of the pump discharge pipe. d. On Parcels 1 , 2 , and 4 , construct an individual sewage disposal system(s) under a permit and inspection by the Environmental Health Division at the time of development. e. On Parcels 1, 2 , and 4 , construct an individual domestic water well under a well permit and inspection by the Environmental Health Division at the time of development. 3 . OAKDALE IRRIGATION DISTRICT: a. Dedicate an easement for the existing O. I .D. Harter Drain across the South 30 feet of the property. Said easement to be recorded prior to recordation of the Parcel Map. Said easement to include ingress and egress for the Mosquito Abatement as well as O. I.D. b. Dedicate a private irrigation easement across the north 15 feet of property for private pipeline. C. Note on the Parcel Map the private irrigation easement to be conveyed when ownership of property changes.
