Conditions <br /> Major Subdivision Application No. SU-00-4 was approved by the Planning Commission on <br /> The effective date of approval is . This tentative map approval will expire on , which is <br /> three (3) years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and(2)a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinentto this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Tina Wehrmeister,468-8477) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved Tentative Map <br /> dated June 26, 2000. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard setback line. <br /> (DevelopmentTitle Section 9-610.4) <br /> (2) Parcels 1 through 6 shall have a minimum lot area of 10 gross acres(DevelopmentTitle Section <br /> 9-610.2). Parcel 7 shall have a minimum lot area of 9.76 gross acres. <br /> c. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineeror architectshall be included. <br /> d. ANIMAL REGULATIONS: The following animal regulations apply and shall be provided: <br /> (1) Except for movement on and off the property, animals shall not be kept or maintained in coops, <br /> pens, corrals, or within barns or similar structures,on property of less than 1/2 acre, closer than <br /> 40 feet from any rear or side property line. (DevelopmentTitle Section 9-1045.3) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact:Gabriel Karam,468-3000) <br /> a. An irrevocable offer of dedication to result in a 25-foot-wide right-of-way from the centerline of <br /> Campbell Road to the property line shall be required on the subdivided side,with a 20-foot by 20-foot <br /> corner cut-off(snipe)at the corner. The curves along Parcell shall be realigned to meet San <br /> Joaquin County's standard minimum radii,and a 50-foot-wide maximum offer of dedication shall be <br /> required along this alignment. (DevelopmentTitle Section 9-1150.5[b]) <br /> b. A drainage system shall be provided to meet the requirementsof the County and to provide <br /> adequate drainage for the subdivision. (DevelopmentTitle Section 9-1135.2) <br /> c. This subdivision is approved for recording as a single unit. Phasing is not approved. (Development <br /> Title Section 9-1100.3) <br /> d. All utilities shall be underground except existing utilities and power transmission facilities of 35 KV or <br /> greater.
