MAJOR SUBDIVISION APPLICATION NO. SU-00-4 & <br /> TW DEVIATION APPLICATION NO. DV-00-2 OF <br /> RAYMOND VAZ (C/O MID-VALLEY ENGINEERING, INC.). <br /> A Major Subdivision application to subdivide a 68.26-acre parcel into six 10- <br /> acre parcels and one 9.76-acre parcel; and a Deviation application to allow <br /> a 9.76-acre parcel in the AL-10 zone. Located on the south west corner of <br /> Magnolia Avenue and Campbell Road, north east of Escalon. (APN: 229- <br /> 080-18; 26534 E. Magnolia Avenue, Escalon, CA) <br /> Tina Wehrmeister, Associate Planner; John Mensonides; Mid-Valley Engineering Inc.; Dave <br /> Skidmore, Mid-Valley Engineering and Alison Hudson, Solid Waste Division, were present for <br /> this item. <br /> Ms. Wehrmeister presented the project. <br /> Ms. Wehrmeister reviewed the Animal Regulations conditions with the applicants. Tina said that <br /> if the property is less than 1/2 acre, it would be required that the fences which contain the <br /> animals shall be at least 40 feet away from the proposed property line. If the area is more than <br /> 1/2 acre then it can be kept as it is. <br /> Ms. Wehrmeister asked the applicants if they had any questions or concerns regarding the <br /> Oakdale Irrigation District comments. Mr. Skidmore mentioned Conditions of Approval #6, <br /> which reads: Provide a private pipeline to irrigate Parcels 2, 5 and 6. Mr. Skidmore said that no <br /> one is certain what the future uses of these parcels will be, and that he would prefer to provide <br /> an irrigation pipe line easement so they would have the means for transporting to the properties. <br /> Mr. Skidmore and staff discussed storm drainage and irrigation water runoff. <br /> Mr. Martin suggested that the applicants go ahead and make contact themselves with the <br /> Oakdale Irrigation District, so they can discuss the above mentioned conditions. <br />
