(DISTRICT 5). <br /> APPLICANT: Raymond Vaz APN: 229-080-18 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Magnolia Road has an existing right-of-way width of 50-55 feet and a planned right-of-way width of 50 <br /> feet. Campbell Road has an existing right-of-way width of 40 feet and a planned right-of-way width of <br /> 50 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> SU-00-04 <br /> 1. All improvements shall be in conformance with the Improvement Standards and Specifications <br /> of the County of San Joaquin. All improvement plans and specifications shall include grading <br /> plan for each Individual lot, if applicable. These Improvement plans and specifications are <br /> subject to plan check, field inspection fees and must be approved M the County of San <br /> Joaquin Department of Public Works prior to approval of the Final Map. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 2. If improvements referred to herein are not completed prior to the approval of the Final Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the <br /> completion of improvements within one (1) year after filing the Final Map. <br /> (Development Title Section 9-1100.30)) <br /> 3.
