Dedication to result in a twenty-five-foot wide right-of-way from the centerline of Campbell <br /> Road to the property line shall be required on the subdivided side, plus a 20' x 20' corner cut- <br /> off (snipe) at the comer. The curves along Parcel 7 shall be realigned to meet San Joaquin <br /> County Standards minimum radii. <br /> 5. A drainage system shall be provided to meet the requirements of the County and to provide <br /> adequate drainage for the subdivision. <br /> (Development Title Section 9-1135.2) <br /> 6. This subdivision is approved for recording as a single unit; phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> 7. A Preliminary Soils Report is required in accordance with the County Standards for the <br /> purpose of determining the R-Value for the design of the roads. <br /> (Development Title Section 9-910.2) <br /> 8. All utilities shall be underground except existing and power transmission facilities of a 35 KV or <br /> greater. Public utility easements shall be provided along the road frontage of the subdivision <br /> and as required by the public utility companies. <br /> (Development Title Section 9-1155.2) <br /> 9. A grading plan shall be submitted and approved prior to approval of the Final Map. The <br /> grading plan shall contain the information listed in the U.B.C. Appendix, Chapter 33, Section <br /> 33091 <br /> complete drainage details and elevations of adjacent parcels. Retaining wall details <br /> shall be submitted where applicable. Grading in excess of 5,000 cubic yards shall comply with <br /> Sections 33D9.3 and 3309.4 for "Engineered Grading Requirements." (Grading that disturbs <br /> more than five acres will require a National Pollutant Discharge Elimination System permit.) <br /> 10.
