INTRODUCTION <br /> Our office was retained by Mr. Raymond Vaz to conduct a Soil Suitability Study for a <br /> major subdivision split to create seven(7) 10-acre+-parcels from an existing 68.26-acre parcel <br /> (APN 229-08-18). The existing parcel is located at 26534 East Magnolia Avenue, Escalon, CA <br /> ` (Plate 1). <br /> The Soil Suitability Study is required by the San Joaquin County Development Title for a <br /> major subdivision. The study was conducted to determine if each of the seven(7)parcels are <br /> suitable for a septic system and leach lines and was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development. Major elements of the field work <br /> included seven(7) exploratory soil borings, seven(7) in-situ percolation tests, and one(1) <br /> groundwater nitrate and DBCP test. An examination of the seven (7) soil borings,review of <br /> published soil information, geologic maps, and available ground water information was used to <br /> estimate suitability of soils. This report presents the results of our study. In addition to this soil <br /> suitability study, a separate geotechnical report was prepared by our office. <br /> II. PROPOSED DEVELOPMENT <br /> ` It is proposed to subdivide the existing 70 acre+-property into seven(7) 10-acre+- lots. <br /> The lots will be used for future residential home development. Each lot will use a septic system <br /> and obtain water from a well. The existing residence on Parcel 1 will be kept by the owner. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> A telephone interview with Mr.Raymond Vaz was conducted to determine the history of <br /> the site. Mr. Vaz obtained the property in 1974 and was used for agricultural purposes. <br />
