SUMMARY <br /> L NOA ENVIRONMENTAL has been retained by Mr. Raymond Vaz,26534 E. Magnolia Avenue, <br /> Escalon, California,95320 to conduct a Surface/Subsurface Contamination Report for the property <br /> located at Magnolia and Campbell Roads, Escalon, San Joaquin County, California. The subject <br /> property has an assigned Assessor's Parcel Number of 229-08-18. <br /> r <br /> The purpose of this Surface/ Subsurface Contamination Report is to identify to the extent feasible, <br /> any potential source of surface or subsurface contamination caused by past or current land uses. The <br /> property owners plan to turn their seventy(70)parcel into seven(7)ten-acre parcels. Regional and <br /> local database lists were reviewed, and local and regional agencies were contacted in order to <br /> L determine if any recognized environmental conditions exist on the subject property. The search <br /> radius for this investigation extended to adjoining properties, and to properties within a search radius <br /> of one-quarter(1/4)mile. As an adjunct to the database search,the subject property background and <br /> L history of past use were investigated. Physical characteristics including the topography, soil type, <br /> and groundwater depth and flow direction beneath the subject property are discussed. Interviews <br /> were conducted and a site reconnaissance was completed. The data pertinent to this investigation can <br /> i be found in the body of this document. The primary investigator for the assessment was Mrs. Tiffani <br /> M. Fink. <br /> A. INTRODUCTION <br /> Due to concerns regarding potential liability for toxic hazards which may adversely impact real estate <br /> in general, investors need to assess the property in question to determine if current or past occupants <br /> or surrounding land uses could adversely impact property development or result in future liability <br /> for the investor. Good commercial and customary practice for conducting an environmental site <br /> assessment of a parcel of property is to identify recognized environmental conditions. The term <br /> "recognized environmental conditions" means the presence or likely presence of any hazardous <br /> L substances or petroleum products on a property under conditions that indicate an existing release, <br /> a past release, or a material threat of a release of any hazardous substances or petroleum products <br /> Linto structures, onto the property or into the ground, groundwater,or surface water of the property. <br /> I 1 <br /> i <br /> iL <br />
