Any geotechnical drilling shall be conducted under permit and inspection by The Environmental <br /> Health Department(San Joaquin County Development Title, Section 9-1115.3 and 9-1115.6). <br /> VI. CITY OF TRACY FIRE DEPARTMENT (Staff Contact: Kevin Jorgensen, 209-831- <br /> 6400) <br /> 1. The following comments and conditions are based on the 2010 California Fire Code (CFC)and <br /> Plumbing Code(CPC)and are intended to establish minimum standards specific to the Mountain <br /> House Town Center. Subsequent improvements and building construction within the Mountain <br /> House Town Center development will be subject to review and approval of the Fire Code Official for <br /> all applicable codes in effect at the time of application. <br /> a. Provide all street or roadway sections. <br /> b. Provide all hydrant locations. <br /> c. Provide water pipe sizing and the corresponding calculations that prefigure the highest possible <br /> projected use for both domestic and fire flow demands. <br /> NOTE: Current parcel layout will likely require permanent deeding of property to provide emergency <br /> access, enabling turning and turn-around capability for fire apparatus. <br /> d. Hydrant location, type, and hose connections to meet CFC requirements including Chapter 5, <br /> Appendix C and City of Tracy Standard Plan 401. <br /> e. Sizing of water piping is to meet specifications for maximum demand per current CPC and CFC <br /> including Appendix B. <br /> f. Turning and turn-around requirements must meet requirements of CFC including Chapter 5, <br /> Appendix D to allow for apparatus turning and turn-around capability for a minimum of 29'-9" <br /> interior radius and a 47'-7: outside radius. <br /> VII. SAN JOAQUIN VALLEY AIR POLLUTION CONTROL DISTRICT (Staff Contact: <br /> Jessica Willis, 559-230-5818) <br /> 1. District Rule 9510 is intended to mitigate a project's impact on air quality through project design elements <br /> or by payment of applicable off-site mitigation fees. Any applicant subject to District Rule 9510 is <br /> required to submit an Air Impact Assessment application to the District no later than seeking final <br /> discretionary approval and to pay any applicable off-site mitigation fees before issuance of the first <br /> building permit. If approval of the subject project constitutes the last discretionary approval,the District <br /> recommends that demonstration of compliance with District Rule 9510, including payment of all <br /> applicable fees, be made a condition of the project's approval. <br /> VIII. SAN JOAQUIN COUNCIL OF GOVERNMENTS (Staff Contact: Kimberly Juarez, <br /> 209-235-0600) <br /> 1. This project is subject to the San Joaquin County Multi-Species Habitat Conservation and Open Space <br /> Plan (SJMSCP). This can be a 30-day process and it is recommended that the project applicant contact <br /> SJMSCP staff as early as possible. Please contact SJMSCP staff regarding completing the following <br /> steps to satisfy SJMSCP requirements: <br /> b) Schedule a SJMSCP Biologist to perform a pre-construction survey prior to any ground <br /> disturbance. <br /> 22 <br />
