Overall Project Description <br /> 1%r <br /> Town Center Tentative Map: The proposed Tentative Map would facilitate development of <br /> approximately 146 acres,or three percent of the area of the Mountain House community. <br /> Approximately 25 acres of the Town Center would be developed within Community <br /> Commercial(C-C)zone uses and 38 acres would be devoted to Mixed Use(M-X)zone <br /> uses. Community Park(P-F zone)acreage,including the Mountain House Creek <br /> Community Park,would cover about 42 acres of the Town Center. The remaining acreage <br /> would be devoted to roadways and public facilities that are expected to include a library,the <br /> MHCSD administrative offices, police station,and a transit station. A total of 49 parcels in <br /> the Town Center would be created. Residential Portion of Development <br /> Affordable Housing Plan for the Town Center. The proposed project includes plans for the <br /> construction of 240"Additional Town Center Units"as part of an affordable housing plan for the <br /> Town Center. These may be accommodated within vertically integrated, mixed-use buildings or as <br /> a stand-alone structure within the Town Center area. <br /> Housing. In addition to the 240 Additional Town Center Units, the project would provide for the <br /> construction of 200 for-sale homes or apartments at a density ranging from 14 to 60 units per acre. <br /> All residential units would be constructed in the Mixed Use zone. <br /> 4. Commercial Portion of Development <br /> Mixed Use(M-X)Sites. The project includes 38.2 acres of land zoned for Mixed Use(M-X zoning) <br /> development. The M-X sites,located immediately north and south of Main Street within the Town <br /> Center, would provide for the integration of office, retail,and residential uses and foster compatibility <br /> with adjacent Community Commercial (C-C zoning)and Public(P-F zoning)uses(which includes <br /> recreation uses). The M-X zone allows for a greater urban density of development, innovative <br /> design, and efficient land and infrastructure utilization than other commercial zones. Specific uses <br /> envisioned include specialty shopping, entertainment, offices, hotel, and high density housing. <br /> Multiple or mixed uses may be included within each building(such as retail, office,entertainment, <br /> and residential uses), in accordance with Mountain House Development Title requirements. <br /> Community Commercial (C-C)Site. A 25.45 acre Community Commercial (C-C zoning)site <br /> planned for the Town Center is located at the northwest comer of Mountain House Parkway and <br /> Main Street. Uses envisioned include a possible movie theater complex, and retail and service <br /> uses meant to serve the larger Mountain House community. <br /> 3 <br />
