Projected Population/Job Generation <br /> The project would result in a residential population of 880 persons, based on an average of 2 <br /> people per dwelling unit assumed for the 200 for-sale condominium homes/apartments and the 240 <br /> Additional Town Center Units. <br /> Total employment generated from the Town Center project as proposed is approximately 2,649 <br /> jobs, which is 51 less jobs than the 2,700 jobs assumed in Specific Plan II. The lower number of <br /> jobs can be attributed to the previous dedication of 1.4 acres of Mixed Use property to the <br /> Lammersville Unified School District for their Administration Building. This acreage was included in <br /> the Specific Plan II job number, but is not part of this tentative map. Public Portion of Development `J <br /> Public Buildings. A number of public buildings are planned for the Town Center. These include a <br /> public library, a community recreation/aquatic center, a town hall, and a possible a County Sheriffs <br /> facility. Public Buildings will be located on the public facilities parcels located adjacent the Central <br /> Community Park(on Main Street and"E"Street). (See Figures 2, 3,and 8) <br /> Quasi-Public Buildings. The Town Center project includes a 5 acre site for quasi-public buildings. <br /> This site is located east of"E"Street. (See Figure 3) <br /> Central Community Park. The project includes 33.07 acres of the Central Community Park complex <br /> specified in the Mountain House Master Plan. Approximately 11 acres of the Central Community <br /> Park complex along Central Parkway in Specific Plan I has already been constructed. (This <br /> recreational facility was accepted by the MHCSD in 2008). The Central Community Park complex <br /> within the Town Center would include sports fields, hard-court sports facilities,trails, picnic tables, a <br /> possible amphitheater,a possible skate park or other facilities as determined by the MHCSD. (See <br /> Figure 8) <br /> Mountain House Creek Community Park. The project includes approximately 9 acres for the <br /> development of a portion of the Mountain House Creek Community Park corridor. This portion of <br /> the Mountain House Creek Community Park would be linked to the second and third phases of the <br /> Central Community Park complex within the Town Center via a system of trails. The Mountain <br /> House Creek Community Park within the Town Center area is located along the northwest edges of <br /> the Central Community Park. (See Figures 3 and 8) <br /> Transit Center. A 3 acre Transit Center planned for the Town Center is located between the <br /> eastern most portion of the Central Community Park and the community Commercial site north of <br /> 4 <br />
