10. Currently LUSD <br /> operates 3 K-8 schools:Wicklund Elementary in Neighborhood F, Bethany Elementary in <br /> Neighborhood E, and Sebastian Questa Elementary in Neighborhood H. High school students <br /> currently attend Kimball High School in Tracy, approximately 5 miles east of Mountain House,or <br /> other schools operated by Tracy Unified School District(TUSD)until the high school in Mountain <br /> House is built. Plans for the new high school in Mountain House have been approved. (Note:The <br /> Mountain House Master Plan states that the construction would occur in phases starting when there <br /> are 650 high school students in Mountain House,with the final phase to be completed when there <br /> are 1,800 students) <br /> 11. Design Theme <br /> The Town Center project will comply with the design policies,objectives, and standards specified in <br /> the Master Plan, Specific Plan 11, the MHCSD Design Manual, the Trimark Communities, LLC Multi- <br /> Family Development Design Manual, and the Trimark Communities, LLC Commercial, Office, and <br /> Industrial Design Manual. <br /> Buildings within the District shall utilize a"Turn of the Century'or"Main Street USA"theme. <br /> 12. Energy Efficiency <br /> All Town Center buildings will be designed by architectural firms with staff accredited LEED <br /> designers on staff. This will ensure that energy efficiency is considered from the earliest stages of <br /> design with LEED standards as one of the guiding design goals. Some of the energy efficiency <br /> features that may be employed include the location,size and shading of commercial and office <br /> windows, the incorporation of operable windows in office and residential buildings, provision on <br /> building roofs for the installation of solar water heating or photovoltaic panels and implementation of <br /> water conservation measures. <br /> 13. Financing <br /> Improvements and services for the Town Center project will be paid via a variety of financing <br /> mechanisms as identified in the Mountain House Public Financing Plan. All funding arrangements <br /> will be consistent with the Public Financing Plan and other relevant Community Approvals. These <br /> Community Approvals include, but are not necessarily limited to the following: <br /> • The Master Acquisition and Reimbursement Agreement between the MHCSD and Trimark <br /> Communities; <br /> • The Master Plan Development Agreement between San Joaquin County and Trimark <br /> Communities, LLC; <br /> • The MHCSD Capital Improvement Program; <br /> 8 <br />
