CONDITIONS OF APPROVAL <br /> [as adopted by the Planning Commission on ] <br /> PA-1200032 <br /> SHEA MOUNTAIN HOUSE, LLC <br /> MOUNTAIN HOUSE TOWN CENTER <br /> Major Subdivision Application No. PA-1200032 (also referred to as "Tentative Map") was <br /> approved by the Planning Commission on .The effective date of approval is 2012. This <br /> Tentative Map approval will expire on ,2022,which is ten (10) years from the effective date <br /> of approval, unless (1) all Conditions of Approval have been complied with and (2) a Final <br /> Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions of approval followed by a <br /> Section Number have been identified as ordinance requirements pertinent to this application. <br /> Ordinance requirements cannot be modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne <br /> King, 209-953-7509) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map(s)shall be in substantial compliance with the <br /> Tentative Map dated February 27, 2012, and all Conditions of Approval. <br /> a. The project shall comply with applicable policies of the Mountain House Master Plan, <br /> Specific Plan II, and all other applicable Community Approvals. <br /> b. Minor modifications to street and lot configurations may be allowed by the Community <br /> Development Director without requiring a new subdivision map application or a Revision <br /> to Approved Actions application. <br /> Timing: Prior to Final Map approval and to the approval of any other development permits <br /> subsequent to the Tentative Map. <br /> 2. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be <br /> subject to Design Consistency Review and shall be consistent with the conditions of <br /> approval for the Tentative Map. Final Maps shall be recorded containing the following note: <br /> "AII subsequent discretionary and ministerial approvals within the boundaries of this subdivision <br /> map shall be subject to Design Consistency Review and shall be consistent with the Conditions <br /> of Approval adopted for the Tentative Map for the Town Center" <br /> Timing: Prior to Final Map approval and prior to issuance of development permits. <br /> 3. Consistency: Final Maps, Improvement Plans and all subsequent development and building <br /> applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin <br /> County Community Development Department and found consistent with the approved <br /> Tentative Map, including all Conditions of Approval, the Mountain House Master Plan, Specific <br /> Plan ll, Development Title, and all other applicable Community Approvals. <br /> e Timing: Prior to approvals and prior to issuance of development permits. <br /> 1 <br />
