4. Fees: <br /> General. Development within the project shall be subject to the payment of all applicable and <br /> lawfully enacted County fees,subject to the provisions of the Master Plan Development <br /> Agreement(i.e.,the Amended and Restated Master Plan Development Agreement By and <br /> Between County of San Joaquin and Trimark Communities Relative to the Development of <br /> Certain Property Within the Mountain House Community["Development Agreement J)and the <br /> Specific Plan II Development Agreement(Specific Plan//Addendum to Development <br /> Agreement By and Between County of San Joaquin and Trimark Communities, LLC and <br /> Subsequent Development Agreement By and Between County of San Joaquin and Trimark <br /> Communities, LLC Relative to the Development of a Portion of the Mountain House Community <br /> (Speck Plan w["SPIT Development Agreement]). [Development Agreement Section 2.5.3] <br /> Specific. The applicant for all subsequent development within the Town Center shall pay the <br /> Affordable Housing Impact Fee in effect at the time of building permit approval. Final Map Digital File: A digital file of the Final Map shall be submitted to the Community <br /> Development Department. The digital file format shall be consistent with requirements of the <br /> County Assessor and Community Development Department GIS Division. <br /> Timing: Prior to approval of Final Map(s). <br /> 6. Road Names: <br /> a. All subdivision road names shall be submitted to the Community Development Department <br /> for approval by the Director. Said road names shall comply with the"Standards for Road <br /> Names and Road Name Changes, Public and Private"of San Joaquin County. <br /> [Development Title Section 9-1150.181 <br /> Timing: Prior to approval of Final Maps(s). <br /> b. The street name De Anza Boulevard,from Grant Line Road to Central Parkway,shall be <br /> changed to a street name that complies with the"Standards for Road Names and Road <br /> Name Changes, Public and Private"of San Joaquin County. The new street name shall be <br /> submitted to the Community Development Department for approval by the Director. <br /> [Development Title Section 9-1150.18]. <br /> Timing: Prior to approval of Final Map(s)adjacent to or containing the subject portion of De <br /> Anza Boulevard south of Grant Line Road. <br /> 7. Monitoring Program: The Final Map(s)shall comply with the Mountain House Master Plan and <br /> Specific Plan I San Joaquin County Mitigation Monitoring Program,(attached to these <br /> Conditions of Approval as Attachment 1). <br /> 8. Monitoring Agreement: The applicant or the applicant's assignee shall fund the Community <br /> Monitoring and Mitigation Monitoring Programs.The applicant or the applicant's assignee shall <br /> also fund the County's efforts to monitor compliance with the Tentative Map Conditions of <br /> Approval.
