3. Connection to an approved public water supply system is required (San Joaquin County <br /> Development Title, Section 9-1120.2) <br /> 4. Any geotechnical drilling shall be conducted under permit and inspection by The <br /> Environmental Health Department(San Joaquin County Development Title, Section 9-1115.3 <br /> and 9-1115.6). <br /> VI. CITY OF TRACY FIRE DEPARTMENT (Staff Contact: Kevin Jorgensen, <br /> 209-831-6400) <br /> 1. The following comments and conditions are based on the 2010 California Fire Code(CFC) <br /> and Plumbing Code(CPC)and are intended to establish minimum standards specific to the <br /> Mountain House Town Center. Subsequent improvements and building construction within <br /> the Mountain House Town Center development will be subject to review and approval of the <br /> Fire Code Official for all applicable codes in effect at the time of application. <br /> a. Provide all street or roadway sections. <br /> b. Provide all hydrant locations. <br /> c. Provide water pipe sizing and the corresponding calculations that prefigure the highest <br /> possible projected use for both domestic and fire flow demands. <br /> NOTE: Current parcel layout will likely require permanent deeding of property to provide <br /> emergency access, enabling turning and turn-around capability for fire apparatus. <br /> d. Hydrant location, type, and hose connections to meet CFC requirements including <br /> Chapter 5,Appendix C and City of Tracy Standard Plan 401. <br /> e. Sizing of water piping is to meet specifications for maximum demand per current CPC <br /> and CFC including Appendix B. <br /> f. Turning and turn-around requirements must meet requirements of CFC including Chapter <br /> 5,Appendix D to allow for apparatus turning and turn-around capability for a minimum of <br /> 29'-9"interior radius and a 47'-7: outside radius. <br /> VII. SAN JOAQUIN VALLEY AIR POLLUTION CONTROL DISTRICT (Staff <br /> Contact: Jessica Willis, 559-230-5818) <br /> 1. District Rule 9510 is intended to mitigate a project's impact on air quality through project design <br /> elements or by payment of applicable off-site mitigation fees. Any applicant subject to District <br /> Rule 9510 is required to submit an Air Impact Assessment application to the District no later than <br /> seeking final discretionary approval and to pay any applicable off-site mitigation fees before <br /> issuance of the first building permit. If approval of the subject project constitutes the last <br /> discretionary approval,the District recommends that demonstration of compliance with District <br /> Rule 9510, including payment of all applicable fees,be made a condition of the project's <br /> approval. <br /> VIII. SAN JOAQUIN COUNCIL OF GOVERNMENTS (Staff Contact: Kimberly <br /> Juarez, 209-235-0600) <br /> 1. This project is subject to the San Joaquin County Multi-Species Habitat Conservation and Open <br /> Space Plan (SJMSCP). This can be a 30-day process and it is recommended that the project <br /> applicant contact SJMSCP staff as early as possible.
