4. Fees: <br /> General. Development within the project shall be subject to the payment of all applicable and lawfully <br /> enacted County fees, subject to the provisions of the Master Plan Development Agreement(i.e.,the <br /> Amended and Restated Master Plan Development Agreement By and Between County of San Joaquin <br /> and Trimark Communities Relative to the Development of Certain Property Within the Mountain House <br /> Community["Development Agreement])and the Specific Plan II Development Agreement(Specific <br /> Plan 11 Addendum to Development Agreement By and Between County of San Joaquin and Trimark <br /> Communities, LLC and Subsequent Development Agreement By and Between County of San Joaquin <br /> and Trimark Communities, LLC Relative to the Development of a Portion of the Mountain House <br /> Community[Specific Plan Il]('SPIT Development Agreement]). [Development Agreement Section 2.5.3] <br /> Specific. The applicant for all subsequent development within the Town Center shall pay the <br /> Affordable Housing Impact Fee in effect at the time of building permit approval. [Development <br /> Agreement Section 2.5.3; SPII Development Agreement, Exhibit B-1 (C);and Mountain House <br /> Development Title Chapter 9-1270M] <br /> 5. Final Map Digital File: A digital file of the Final Map shall be submitted to the Community <br /> Development Department. The digital file format shall be consistent with requirements of the County <br /> Assessor and Community Development Department GIS Division. <br /> Timing: Prior to approval of Final Map(s). <br /> 6. Road Names: <br /> a. All subdivision road names shall be submitted to the Community Development Department for <br /> approval by the Director. Said road names shall comply with the"Standards for Road Names and <br /> Road Name Changes, Public and Private"of San Joaquin County. [Development Title Section 9- <br /> 1150.18] <br /> Timing: Prior to approval of Final Maps(s). <br /> b. The street name De Anza Boulevard,from Grant Line Road to Central Parkway, shall be changed <br /> to a street name that complies with the"Standards for Road Names and Road Name Changes, <br /> Public and Private"of San Joaquin County. The new street name shall be submitted to the <br /> Community Development Department for approval by the Director. [Development Title Section 9- <br /> 1150.18]. <br /> Timing: Prior to approval of Final Map(s)adjacent to or containing the subject portion of De Anza <br /> Boulevard south of Grant Line Road. <br /> 7. Monitoring Program: The Final Map(s)shall comply with the Mountain House Master Plan and Specific <br /> Plan I San Joaquin County Mitigation Monitoring Program, (attached to these Conditions of Approval as <br /> Attachment 1). <br /> 8. Monitoring Agreement: The applicant or the applicant's assignee shall fund the Community <br /> Monitoring and Mitigation Monitoring Programs. The applicant or the applicant's assignee shall also <br /> fund the Countys efforts to monitor compliance with the Tentative Map Conditions of Approval. <br /> [General Plan Community Organization and Development Policy(19)0)] <br /> Timing: Ongoing. <br /> 3 <br />
