LAND USE <br /> 9. Multi-family Housing: <br /> a. Multi-family Housing. Multi-family housing,which includes multi-family units and Additional Town <br /> Center Units(as the term"Additional Town Center Units" is defined by the Master Plan), may be <br /> accommodated within vertically integrated mixed-use buildings or as stand-alone structures within <br /> the Town Center area. [SPIT Implementation Measure 4.4(2)] <br /> b. Future Site Plans and Improvement Plans for multi-family housing and all subsequent Tentative <br /> Maps for multi-family housing shall implement all applicable requirements of the Master Plan, <br /> Specific Plan Il, and all other Community Approvals. <br /> Timing: Prior to or upon approval of subsequent Tentative Maps and other development permits for <br /> multi-family housing. <br /> c. The density of development for the multi-family housing in the Town Center may range from 14 <br /> units per acre to 60 units per acre. <br /> d. At least 200 multi-family units,which may include a mix of condominium units and apartment units, <br /> and at least 240 Additional Town Center Units, shall be constructed within the Town Center. <br /> Timing: Compliance with COA#9(d)shall be achieved as follows: <br /> 1. Lots providing sites for multi-family units and Additional Town Center Units shall be identified by <br /> a note on the Final Map(s)of Major Subdivision Application No. PA-1200032. Alternative lots <br /> may be substituted after recordation of the Final Map(s)and administratively approved by the <br /> Community Development Department, provided said alternative lots and any original lots that <br /> remain after the substitution will together provide sites for at least 200 multi-family units and for <br /> at least 240 Additional Town Center Units. <br /> 2. A County approved Affordable Housing Plan shall be developed prior to, or concurrently with, <br /> the recordation of the Final Map(s)of the subsequent Tentative Map(s)for the Additional Town <br /> Center Units. <br /> 3. The Final Map(s)of the subsequent Tentative Map(s)for the multi-family units and the <br /> Additional Town Center Units shall contain the following note: <br /> multi-family units [specify number of multi-family units]shall be constructed on lot(s) <br /> [specify lot number(s)], and_Additional Town Center Units[specify number of Additional <br /> Town Center Units] shall be constructed on lot(s)_[specify lot number(s)]" <br /> 10. Floor Area Ratio for Mixed Use(M-X)areas: Buildings and uses in the Mixed Use(M-X)area of the <br /> Town Center should be designed to reflect a higher intensity and more urban character than other <br /> portions of the community. [Master Plan 3.5(n)] <br /> a. The overall Floor Area Ratio(FAR)of the Mixed Use(M-X)area of the Town Center shall <br /> approach the density envisioned by the Master Plan, an FAR of 1.0. [Specific Plan 11 4.4]. The <br /> FAR for the Town Center shall be determined by the Specific Plan for the affected area(s) in <br /> order to respond to Market conditions in effect when the Town Center is developed [Master Plan <br /> 3.106)]. If the overall FAR for the Mixed Use (M-X) area of the Town Center is revised in the <br /> future, that FAR shall govern. In that instance, a proportional adjustment to the FAR's noted in <br /> 10(b) shall be determined by the Community Development Department. <br /> b. The FAR of 1.0 for the Mixed Use(M-X)area of the Town Center may be achieved in stages, as <br /> follows: <br /> 4 <br />
