30. Police and Fire Vehicles: Concurrent with the issuance of each building permit the applicant shall <br /> deposit in a MHCSD maintained Vehicle Capital Fund an amount equal to their prorate share (based <br /> on the CFF Plan Fee formula as determined by the MHCSD)of the total cost of Police and Fire <br /> Vehicles as that cost is specified in the latest update of the CFF Plan Fees. <br /> 31. Transit Vehicles: Concurrent with the issuance of each building permit the applicant shall deposit in <br /> a MHCSD maintained Vehicle Capital Fund an amount equal to their prorata share (based on the <br /> CFF Plan Fee formula as determined by the MHCSD)of the total cost of Transit Vehicles as that <br /> cost is specified in the latest update of the CFF Plan Fees. <br /> 32. Administration Facilities: Concurrent with the issuance of each building permit the applicant shall <br /> deposit in a MHCSD maintained Administration Facilities Capital Fund an amount equal to their pro- <br /> rata share(based on the CFF Plan Fee formula as determined by the MHCSD)of the total cost of <br /> the Administration Facilities as that cost is specified in the latest update of the CFF Plan Fees. <br /> Alternatively, the applicant may construct the Administration Facilities. Construction shall begin prior <br /> to the 10,000th building permit within the Mountain House Master Plan Area, or as determined by the <br /> MHCSD General Manager. Construction shall be completed within 18 months of the commencement <br /> of construction, unless extended by the MHCSD General Manger. <br /> 33. Police Substation: Concurrent with the issuance of each building permit the applicant shall deposit in <br /> a MHCSD maintained Police Substation Capital Fund an amount equal to their pro-rata share <br /> (based on the CFF Plan Fee formula as determined by the MHCSD)of the total cost of the Police <br /> Substation as that cost is specified in the latest update of the CFF Plan Fees. Alternatively, the <br /> applicant may construct the Police Substation as required and approved by MHCSD General <br /> Manager.A typical police station may be constructed if the CFF is adjusted to accommodate the <br /> additional cost required for a full service police station as determined in the CFF update or other <br /> agreements have been made between the MHCSD and the developer. <br /> 34. Temporary Turnarounds: All streets, which are to be stubbed for future extension, will require <br /> temporary turnarounds, unless waived by the MHCSD, and shall be shown on the Improvement <br /> Plans. <br /> 35. Recyclable Construction Waste: Recycling of construction wastes, such as wood and metal, shall be <br /> made part of the improvement plans and construction specifications for contractors in compliance <br /> with MHCSD requirements. Condition shall be met before approval of improvement plans or the <br /> commencement of construction, whichever comes first. <br /> 36. Traffic and Transportation: The applicant shall improve all streets shown on the Tentative Map. The <br /> MHCSD may allow phased improvements subject to the Subdivision Agreement and bonding. <br /> 37. The General Manager shall approve alternative funding of the various improvements, subject to <br /> existing agreements and ordinances. <br /> 38. All signage, striping and pavement markings shall conform to the latest issue of the Federal MUTCD <br /> as amended by the California supplement, MHCSD Standards and the MHCSD Technical <br /> Specifications. It shall comply with the Town Center Guidelines. <br /> 39. All sections of streets within Town Center including Main Street shall be constructed at full width. <br /> 40. Any reduction in the width of the pavement within the approved right of way shall be approved by <br /> MHCSD and be in compliance with the Master Plan or other Community Approvals and shall be built <br /> in a way to preserve the full right of way for any future modifications. <br /> 41. The applicant shall implement traffic circles or other traffic calming features as indicated in the <br /> Master Plan, Specific Plan II or other community approvals as approve by MHCSD. <br /> 13 <br />
