Remove the existing (westerly) 15' driveway on Main Street and replace with curb, gutter, <br /> and sidewalk per City standards. <br /> 2. The owner/developer should install full frontage improvements with the limits of the site along <br /> Olive Avenue including, but not limited to, curb, gutter, sidewalk, a 30' (max) driveway <br /> installation, pavement widening and street lighting prior to occupancy of any <br /> buildings/structures on this site. Should installation of these improvements prove not <br /> practical due to existing physical constraints, the owner/developer should enter into a <br /> Deferred Improvement Agreement whereby the owner/developer agrees to install the <br /> required improvements at such time as it is practical. <br /> 3. All off-site improvements shail conform to City of Stockton Standard Plans and <br /> Specifications. <br /> 4.
