(DISTRICT 2). <br /> APPLICANT: East Main Church of Christ APNs: 157-273-02, <br /> 157-274-01 and <br /> 157-274-17 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. The Flood Zone is "B" per Flood Insurance Rate Map 060299-0455 B <br /> dated 7-04-1988. <br /> East Main Street has an existing right-of-way width of 80 feet and a planned right-of-way <br /> width of 84 feet. Hinkley Avenue has an existing right-of-way width of 50 feet and a planned <br /> right-of-way width of 50 feet. Olive Avenue has an existing right-of-way width of 50 feet and <br /> a planned right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approaches on East Main Street and Hinkley Avenue shall be improved in <br /> accordance with the requirements of CW-Cl2San Joaquin County Standards prior to <br /> issuance of the occupancypermit. The driveway approach on Olive Avenue shall be <br /> improved in accordance with the requirements of R-17 San Joaquin County Standards <br /> prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 4. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects.
