1 Surface and Subsurface Contamination Report Page 13 <br /> VELASQUEZ PROPERTY September 5,2008 <br /> WKA No. 8237.01 <br /> 4.3.3 State and County Database Search Results <br /> Review of the Regional Water Quality Control Board(RWQCB)Leaking Underground Storage <br /> Tanks(LUST) database, and the California State Hazardous Waste and Substances Sites List <br /> (CORTESE) database, revealed seven facilities located within one-half mile of the site that are <br /> ' known to have experienced an unauthorized hazardous materials release(Table 1). <br /> Three of the seven facilities have received a"Case-Closed" status by the lead-investigating agency, <br /> ' including the site. The remaining four facilities are discussed below. <br /> Jamar Service <br /> 4075 East Main Street <br /> IThis facility is located approximately 300 feet west of the site at the northwestern intersection of <br /> Oro Avenue and East Main Street (currently a Valero branded gas station). According to the <br /> First Quarter 2008 Groundwater Monitoring Report for the facility, in 1995 a waste oil UST and <br /> a Kerosene UST were removed from the facility. In 1998 two gasoline USTs were removed from <br /> the facility. Subsequent investigations revealed soil and groundwater contamination beneath the <br /> ' facility. Groundwater contamination has migrated offsite to the east. In 2004 a remediation <br /> system was installed at the facility. Three monitoring wells related to the Jamar investigation <br /> (MW 10a, MW l Ob, and MW l Oc) are located at the southern end of the site, within the sidewalk <br /> along East Main Street. In 2008 sampling and analysis from those wells indicated MTBE in <br /> MW l Oa(total well depth is 75.5 feet below the ground surface) at a concentration of 6.5 <br /> micrograms per Liter(gg/L) and in MW l Ob (total well depth is 94 feet below the ground surface) <br /> at a concentration of 0.92 gg/L(ATC, 2008). Relevant Figures from the 2008 Groundwater <br /> Monitoring Report for Jamar are included as Appendix F. <br /> Beacon#474 <br /> 3440 East Main Street <br /> This facility is located approximately 2,500 feet west of the site. According to a 2008 Quarterly <br /> monitoring report for this facility, groundwater contamination from a removed UST(s) has not <br /> migrated beyond the facility boundaries (Horizon, 2008), and therefore, does not appear to be a <br /> hazardous material threat to the site at this time. <br />
