' Surface and Subsurface Contamination Report Page 14 <br /> VELASQUEZ PROPERTY September 5,2008 <br /> 1 WKA No.8237.01 <br /> Blue Star <br /> 4040 Main Street <br /> ' This facility is located approximately 300 to 400 feet southwest of the site, at the southwestern <br /> corner of the intersection of the site Oro Avenue and East Main Street. According to a 2007 <br /> Quarterly monitoring report for this facility, groundwater contamination from three removed <br /> ' USTs has migrated to just beyond the facility boundaries into Oro Avenue (Advanced, 2007), <br /> and therefore, does not appear to be a hazardous material threat to the site at this time. , <br /> Quik Stop#76 <br /> 1030 South Olive Avenue <br /> This facility is located approximately 600 feet west of the site. According to a 2008 Quarterly <br /> ' monitoring report for this facility, groundwater contamination from two removed USTs does not <br /> appear to have migrated beyond the facility boundaries at this time (Horizon, 2008), and <br /> therefore, does not appear to be a hazardous material threat to the site at this time. <br /> ' 4.3.4 Preliminary Screen For Potential Vapor Intrusion Conditions <br /> WKA conducted a preliminary screening for potential vapor intrusion conditions (pVIC)beneath <br /> the site using a pVIC-screening matrix'. The matrix included performing a Search Distance Test <br /> ' to identify if there are any known or suspect contaminated facilities surrounding or upgradient of <br /> the site within specific search radii, a Chemicals of Concern (COC) Test(for those known or <br /> 1 suspect contaminated facilities identified within the Search Distance Test) to evaluate whether or <br /> not COC are likely to be present, and a Critical Distance Test to evaluate whether or not COC in <br /> a contaminated plume may be within the critical distance of the site(100 feet for non-petroleum <br /> hydrocarbon contaminants, and 30 feet for petroleum hydrocarbon contaminants). The Potential <br /> Vapor Intrusion Screening Matrix is included in Appendix G. <br /> Based on the completion of the pVIC-screening matrix, it is presumed likely that a pVIC <br /> ' 0 <br /> currently exists beneath the site. <br /> 1 The Preliminary Screen for Potential Vapor Intrusion Conditions was based on the guidelines presented in the ASTM E2600-08 Standard <br /> Practice for Assessment of Vapor Intrusion Into Structures on Property Involved in Real Estate Transactions. <br />
