PA-0500396 & PA-0600073 OF STANLEY <br /> POWERS (C/O LARRY MATTHEWS) (APN: 159-082-11 & 159-082-12) <br /> (4515 E. MAIN STREET & 4529 E. MAIN STREET, STOCKTON) <br /> The applicant has submitted the above referenced General Plan Map Amendment and <br /> Zone Reclassification applications to amend the General Plan designation of two parcels <br /> totaling 0.85 acre from R/L (Low Density Residential) to C/G (General Commercial) <br /> and to amend the zoning designation from R-L (Low Density Residential) to C-G <br /> (General Commercial). APN 159-082-12 contains existing non-conforming commercial <br /> businesses. APN 159-082-11 contains a residence. <br /> The project site is located at the northwest corner of Coolidge Avenue and East Main <br /> Street, within the urban community of Stockton. <br /> The Community Development Department has the following comments: <br /> Surrounding Land Uses <br /> The parcels located on the north and east and have a General Plan designation of Low <br /> Density Residential (R/L) and a zoning designation of Low Density Residential (R-L). A <br /> residential neighborhood exists in this area. Parcels located to the west of the site have <br /> a General Plan designation of General Commercial (C/G) and a zoning designation of <br /> General Commercial (C-G). The property to the south has a General Plan designation <br /> of Low Density Residential (R-L) and a zoning designation of AU-20 (Agricultural Urban <br /> Reserve, 20 acre minimum). An elementary school is currently under construction on <br /> this parcel. <br />
