i <br /> COMMENTS ON DEVELOPMENTS <br /> MS-91-69/ZR-91-9/DV-91-2 <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of <br /> building permit application . (The fee currently is $2 ,627 .00 <br /> for each single family dwelling unit in the Stockton area . <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record . ) <br /> 3 . The frontage improvements for East Main Street shall be <br /> constructed in conformance with the standards for one-half of <br /> an 84-foot right-of-way urban street . The frontage <br /> improvements for Dawes Avenue shall be constructed in <br /> conformance with the standards for one-half of a 50-foot <br /> right-of-way urban street . Storm drain pipe shall be <br /> installed from the existing Manhole on Main Street to north <br /> of the new curb, gutter , and sidewalk to provide drainage of <br /> the existing ditch. Existing drainage facilities shall be <br /> adjusted to conform to the new construction. <br /> 4 . The City of Stockton shall verify that the appropriate Right <br /> of Service Units (R.O.S .U . ) for sanitary sewer have been paid <br /> for the proposed subdivision prior to approval of the Parcel <br /> Map. <br /> 5 . Segregation of services and fees for the sanitary sewer shall <br /> be applied for . <br /> 6 . Public water service shall be required. A "Will serve" <br /> letter from the California Water Service Company shall be <br /> required. <br /> 7 . Encroachment permit shall be required for work within road <br /> right-of-way . <br /> RECOMMENDED CONDITIONS : <br /> 1 . All easements of record shall be shown on the Parcel Map . <br /> 2 . Access rights shall be dedicated and restricted for Parcel <br /> 4 along the frontage of East Main Street . <br /> 3 .
