ZR-91-9 OF
E. VASTI AND R.C. HERNANDEZ (DISTRICT 3)
IT IS RECOMMENDED:
That the Board of Supervisors:
1. Approve the Negative Declaration; and
2. Approve Zone Reclassification Application No. ZR-91-9 based on the
"Bases of Zone Reclassification" contained in the staff report.
REASON FOR RECOMMENDATION:
The proposed project is to rezone a 28-acre area from R1-8 (Residential; 8000-
square-foot minimum parcel size) to R1-U (Residential; 6000-square-foot minimum
parcel size) . The underlying project is a Minor Subdivision to divide a .67 acre
parcel into four residential lots.
The Planning Commission heard this matter at its meeting of March 7, 1991. At
the public hearing, R. C. Hernandez spoke in favor of the project. Russell Gray
spoke in opposition. Mr. Gray was concerned that this rezoning would encourage
further divisions in the area and allow incompatible uses. Eleven parcels could
be created in addition to the underlying project. The R1-U is a residential zone
and would have the same range of uses as the existing R1-8 zone. After consid-
ering all written and oral testimony, the Commission voted 7-0 to make the above-
listed recommendation.
FISCAL IMPACT•
None.
ACTION TO BE TAKEN FOLLOWING APPROVAL:
None.
Sincerely,
e_a
w%
-a,
CHET DAVISSON
DIRECTOR
CD:SS:fa
Enc: Minutes, Staff Report
c: E.
