PC: 3-7-91 <br /> ZR-91-9 <br /> STAFF ANALYSIS <br /> POLICY CONSIDERATIONS: <br /> General Plan and Zoning: <br /> The project site is designated as Low Density Residential by <br /> the General Plan. The R1-U zone is one of the consistent <br /> implementing zones for this designation. <br /> The R1-U zone permits a minimum lot size of 6, 000 square feet <br /> and a minimum lot width of 60 feet, except that corner lot <br /> widths are 75 feet. <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Land Use• <br /> The site contains a residence and a detached garage. Kingdom <br /> Hall is adjacent to the site on the west side. The south side <br /> of Main Street is in agricultural production. The rest of the <br /> area for the proposed rezoning has been developed with single- <br /> family residences. Most of the parcels in the expanded area <br /> are 8 , 000 square feet. There are 16 parcels that are below <br /> 8 , 000 square feet. This reclassification would allow for the <br /> development of 11 new parcels, 6 of which have double frontage <br /> but cannot develop under the present zoning. <br /> Traffic/Circulation: <br /> The underlying project fronts on Main Street and Dawes Avenue. <br /> No new streets would be required in the area to be rezoned. <br /> FACILITIES/SERVICES: <br /> Sewage Disposal , Water Supply, and Storm Drainage: <br /> Sewage disposal is provided by the East Stockton Sewer <br /> District system. Sewer hookups have already been allocated <br /> for all of the 11 new parcels that could be created. <br /> California Water Service Company provides water. Storm <br /> drainage will connect to the County system at Main Street and <br /> Dawes Avenue. <br /> -6- <br />
