V <br /> Mr. Thomas M. Gau -2- <br /> COMMENTS ON DEVELOPMENTS <br /> FOR MS-92-128 <br /> 2 . The Traffic Impact Mitigation Fee will be required when parcels <br /> are developed. The fee is due and payable at the time of <br /> building permit application. The fee currently is $1, 991 . 00 per <br /> single family dwelling unit in the Stockton area . The fee shall <br /> be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. (Resolutions R-90-304 , R-91-1025 , R-93 -167 and R-94-179) <br /> 3 . The Water Supply Facilities Impact Mitigation Fee will be <br /> required for this development . The fee is due and payable prior <br /> to issuance of the building permit . The fee currently is <br /> $1 , 291 . 52 per single family dwelling unit in the Stockton area. <br /> The fee shall be automatically increased on January 1 of each <br /> year through the year 2005 at the rate of 7 . 66 percent . <br /> (Development Title Section 9-818 . 4 and Resolution R-91-327) <br /> 4 . Dedication to result in 42 feet from the centerline of <br /> Main Street to the property line shall be required across <br /> PARCEL 4 , plus a 20-foot by 20-foot corner cut-off (snipe) at the <br /> northwest corner of Main Street and Dawes Avenue . <br /> (Development Title Section 9-860 . 4) <br /> 5 . Frontage improvements for Dawes Avenue shall be constructed in <br /> conformance with the standards for one-half of a 50-foot <br /> right-of-way Local Residential Street . Frontage improvements for <br /> Main Street stall be constructed in conformance with the <br /> standards for one-half of an 84-foot right-of-way Minor Arterial <br /> Street , including construction of a Handicap Ramp at the <br /> northwest corner of Main Street and Dawes Avenue . <br /> (Development Title Section 9-1100 . 3 ) <br /> 6 . All easements of record shall be shown on the Parcel Map . <br /> (Development Title Section 9-910 . 20) <br /> 7 . All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> Improvement plans and specifications shall include grading plan <br /> for each parcel, if applicable . These improvement plans and <br /> specifications are subject to plan check and field inspection <br /> fees and must be approved by the Department of Public Works and <br /> bonded prior to approval of the Parcel Map . <br /> (Development Title Section 9-910 . 2) <br /> 8 . A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage for <br /> the subdivision .
