V Mr. Thomas M. Gau -2- COMMENTS ON DEVELOPMENTS FOR MS-92-128 2 . The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. The fee currently is $1, 991 . 00 per single family dwelling unit in the Stockton area . The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. Frontage improvements for Dawes Avenue shall be constructed in conformance with the standards for one-half of a 50-foot right-of-way Local Residential Street . Frontage improvements for Main Street stall be constructed in conformance with the standards for one-half of an 84-foot right-of-way Minor Arterial Street , including construction of a Handicap Ramp at the northwest corner of Main Street and Dawes Avenue . All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. Improvement plans and specifications shall include grading plan for each parcel, if applicable . These improvement plans and specifications are subject to plan check and field inspection fees and must be approved by the Department of Public Works and bonded prior to approval of the Parcel Map .
