CONDITIONS OF APPROVAL <br /> PA-0500469(SU,TE) <br /> ERNEST VASTI <br /> A six-year Time Extension application for a previously approved Major Subdivision application No. <br /> PA-0500469 was approved by the San Joaquin County Planning Commission on May 18, 2017. The <br /> effective date of approval is May 28, 2017. This tentative map approval will expire on April 14, 2023, <br /> which is six years from the date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2)a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Alisa Goulart, [209]468-0222) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved revised tentative <br /> map dated October 18, 2006. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map and recorded as a separate instrument: <br /> (1) All persons purchasing parcels within the boundaries of this approved map should be prepared <br /> to accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of fifty (50) feet, measured a distance of 20 feet back <br /> from the front lot line. (Development Title Section 9-310.4) <br /> (2) All corner parcels shall have a minimum lot width of sixty (60) feet, measured a distance of 20 <br /> feet back from the front lot line. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. NOISE MITIGATION: A six-foot-high sound wall shall be constructed along Main Street for parcels <br /> 31, 46, 47, 75, 76, and 78-83 (Environmental Noise Assessment). The wall shall be shown on the <br /> subdivision improvement plans (Development Title Section 9-1150.10). The sound wall shall align <br /> with the sound wall for Lot 69 of Eastbrook Estates. <br /> f.
