PA-0500543 OF RIO <br /> INVESTMENTS, LLC. (C/O NORTHSTAR ENGINEERING GROUP) <br /> (APN: 159-100-04 AND 06; ADDRESS: 5113 E. MAIN STREET, <br /> STOCKTON) <br /> This project is a Major Subdivision application to subdivide two lots that total 14.7 acres <br /> into sixty-nine (69) residential lots and a lot for a storm drain detention basin. The lots <br /> vary in size from 5000 square feet to 9196 square feet. There will be three new streets <br /> and two new courts. Two of the streets will be stubbed on their western ends for future <br /> street alignment with the proposed Ligurian Village residential subdivision to the west. <br /> The project includes the realignment of Walker Lane so that it aligns with the <br /> continuation of Walker Lane on the south side of E. Main Street. The subdivision will be <br /> served by public sewer, public water, and public storm drainage. The General Plan <br /> designation is Low Density Residential (R/L) and the zoning is Low Density Residential <br /> (R-L). <br /> This project is located on the northwest corner of E. Main Street and S. Walker Lane, <br /> east of Stockton. <br /> The Community Development Department has reviewed the Major Subdivision <br /> application and offers the following comments: <br /> Lot Size <br /> Development Title Section 9-310.3(a) states that, unless otherwise specified, the <br /> minimum lot size within residential zones will be 6,000 square feet. However, <br /> Development Title Section 9-3103(b) states that for Major Subdivision applications, the <br /> size of individual lots may be reduced to seventy-five percent (75%) of the minimum lot <br /> size requirement provided that the average lot size for all lots in the proposed <br /> subdivision is equal to or greater than the minimum lot size required and that individual <br /> lots are not less than five thousand square feet. <br /> Seventy-five percent of 6,000 square feet is 4500 square feet. Therefore, the minimum <br /> lot size is 5,000 square feet. The tentative map indicates sixty-nine (69) residential lots <br />
