Therefore, the tentative <br /> map meets this ordinance requirement. <br /> Lot Width <br /> Development Title Section 9-310.3 states that, unless otherwise specified, lots within the <br /> residential zones cannot have a width less than sixty (60) feet for interior lots and sixty- <br /> five (65) feet for corner lots. However, Development Title Section 9-310.4(a) states that <br /> the lot width of individual lots in a Major Subdivision may be reduced to seventy percent <br /> (70%) of the minimum lot width required provided that the average lot width for all lots in <br /> the proposed subdivision are equal to or greater than the minimum lot width required <br /> and that individual corner lots must not have a lot width of less than fifty (50) feet. <br /> Seventy percent of sixty feet is forty-two (42) feet. The tentative map indicates sixty-nine <br /> (69) residential lots that range in width from fifty (50) feet to approximately ninety feet. <br /> The average lot width is sixty-one feet. All corner lots have a minimum lot width of sixty- <br /> five (65) feet. Therefore, the tentative map meets this ordinance requirement. <br /> Street Trees <br /> The planting of trees along streets is required for all new residential developments. <br /> (Development Title Section 9-1020.4) Trees need to be spaced at a maximum of sixty- <br /> foot intervals or a minimum of one tree per lot frontage. For corner lots, street trees are <br /> required on both street frontages. The trees cannot interfere with sight distances and <br /> setbacks. Trees must be at least 5 gallons in size and located so that at fifteen years of <br /> age the crown will not encroach across the side property lines. Trees must be a <br /> minimum of ten feet from driveways and also be a minimum of four feet and a maximum <br /> of ten feet outside of the road right-of-way. Street trees are also required along street <br /> frontages where noise attenuation walls are required. All trees need to be chosen from <br /> the County Tree List. <br /> Trees need to be maintained in good growing condition and, whenever necessary, <br /> replaced with new plant materials. The trees must be kept free of weeds and debris and <br /> be fertilized, cultivated, and pruned on a regular basis. When necessary the trees must <br /> be appropriately staked, tied or otherwise supported. Supports need to be regularly <br /> monitored to avoid damage to the trees. (Development Title Section 9-1020.4u]) <br /> Road Naming Procedures <br /> Development Title Section 9-1150.18(a) states that the applicant will submit with the <br /> tentative map the proposed names for the new roads. The proposed road names will be <br /> reviewed to ensure that they are consistent with the Community Development <br /> Department's road name standards. If a road name is not consistent with the standards, <br /> alternative name(s) shall be submitted to the department. Road names have not been <br /> submitted for this project. <br /> z <br />
